Be really careful with a home warranty and what exactly they will or will not cover - also, they work with specific contractors, so if you have an AC company you already trust, you might not be able to use them. 

As far as replacing the unit now, there are a couple of benefits: you wouldnt risk having the unit fail in the middle of the summer when contractors are less willing to negotiate pricing and have less availability to install right away (not sure about NC but here in AZ being without air overnight is pretty impossible - tenants often ask owner to pay for a hotel for the night). Another thing is the old unit especially with the coil damage is probably terribly inefficient, you could see significant improvements to the electric bill (depending on usage) if you replace. It all comes down to your budget though and if you want to invest in a new one now or just save for it later, if it could last a couple more years.

I'm excited about all of the info available here at BiggerPockets. I'm a former home rehabber who decided to specialize in HVAC.
