Amazing job - great video as well.

Agree, but I would add since you plan on holding the property, have the HVAC contractor do a professional inspection/evaluation in addition to a quote for the items from the inspector. Sometimes a contractor can catch things and give you a more specialized opinion rather than the sometimes superficial or general/basic report the inspection might provide. Then you can also get an idea of what kind of shape the system is in when you purchase and what to plan for in the future in addition to getting the current problems fixed.

Welcome to the forums Ryan. If you need any help in the HVAC dept let me know - I'm here in Mesa and have been involved in rehabs for a few years now - have some excellent contacts with other contractors here in the valley if you need it! I also bought my first home in 2008 as a fixer upper and started renting it out last year. Looks like you've got some great goals - best of luck to you!

Haha, totally been there with the remember why you married me speech..

From my experience bidding jobs (at least in HVAC) the contractors recommend by Home Depot/Lowe's tend to be the bigger companies which tend to be more expensive. While it's true they are vetted by HD, there are plenty of high-quality companies that are smaller and more affordable.

I agree with James - go with a new unit - most come with a 10-year warranty. It's hard to find a decent used unit since most people run them til they die. Goodman is a cheap brand - try to get something different if you can afford it.

Re: the heat pump - Jim is correct in how it basically works. Here in AZ we don't use the heater much so I tend to recommend a straight cool AC system with auxiliary heat strips, that way their entire system is not having to kick on for the few rare times they turn on the heat, just the auxiliary heat strips are working and its enough to do the trick. The heat pump is preferred though if you are needing to use the heater daily in the winter because it is more effective heating and thus more efficient overall - hopefully that makes sense. They usually don't automatically include emergency heat strips (at least in AZ), so make sure you ask the contractor, because the back-up heating is nice to have.
