From the original post here I thought they were just seizing them and telling current owners they were screwed or something.  Sounds like instead they are just buying them and making more public beach area which sees totally fine.

Though yeah $1.7m each seems very low.  A 4br house on the beach goes for more than $1.7m there.

Vacation rental laws in both areas are extremely strict.  I would start with that and see if it's something you are willing to work with.

St George is super strict on vacation rental laws. Almost everywhere requires that you use a property manager to be allowed to operate as an STR and in most cases they will force whatever PM has been assigned to that neighborhood on you. In a best case scenario some of the areas allow you to pick between one of three property managers. But in either scenario, given that lack of any competition, as forced on your by the local government, your PM fees will be around 30%.

St George is a great place to by a vacation home that you plan to use yourself and would rent out to cover some of the costs.  As a pure investment, the numbers aren't very good.

You can get around the PM requirement out in nearby Toquerville, La Verkin, or some areas of Hurricane. But those are going to come with their own STR legal challenges (Toquerville requires you be a resident, La Verkin only has licenses availabe in specific areas and will not issue licenses on new construction, Hurricane has a backlog of license applications that will likely take 10+ years to get through if you applied now).

EDIT: All of these laws are regarding single family homes, which is all we were looking at when we considered it.  If you are willing to do a condo there MAY be different laws, though I am unsure.

Do you have some examples of the properties you're mentioning?  A quick cursory glance on realtor.com and I'm seeing prices much higher for condos or homes near the beach.

Sorry if this has been clarified before, I couldn't find the answer in a search.

My wife and I are trying to maximize the number of properties we can eventually get into by keeping DTI and max loans counted against only one of us on each property.

To do this do we only need to make sure that only one of our names are on the loan, or that only one of our names are on the title also?

So for instance we are making an offer on an investment property now. What I assume we need to do is...

  1. Write offer with both of our names on it
  2. Put both of our names on the title of the home
  3. Do the loan in only my name

So then later if we go to get a loan on another property under only my wife's name this property shouldn't count against her DTI or max number of loans, right? Or would it count against her because her name is on the deed and was on the offer?

Short term: minimal to no changes

Long term: Crude is on its way out, or at least being minimized, regardless of the political landscape.

30a is another market in it's own. Many home are simply second home where the owners offset their costs by renting. It's a market that has a lot of luxury homes that come with higher price tags.

This is also a short drive from the destin area so can be accessible to vacationers in the destin area as well.

What about PCB in comparison to Destin for ROI? Won't rent quite as well I'm sure but prices are a fair bit cheaper.

They're not dictating what you can do with your private property, only what you can do with their platform.  You can rent your home on those dates if you so please.  Just not on their platform.

There's a distinct difference.  But of course you know that.

I don't think a determined person or group will be swayed just from their Airbnb being cancelled.

No one is going to go anywhere.  A few internet virtue signalers are going to complain about it on internet forums for a day and then continue using them anyway.
