Hey! I am considering buying 6 unites apartment building in Chicago with 20% down. I currently do have few townhouse, however this is first time I am considering to expand to apartment building... Any suggestions or guidance on do's and don't...market seems to be very high priced, any tips on negotian? Thank you!

I am real estate investor, started out with townhouse. I am at the point where i have $100K cash, and thinking of persuing multifamily or retail (strip mall). Plus, i am limited in my time of day to day property mangement. 

In this situation...What is better multifamily or retail?
