@Donald Placide yes I used direct marketing to get both of my deals under contract. I saw the property I wanted while I was driving for dollars, spoke with the neighbors to see how much information I could get about the home and home owner, and then I sent mail to the home owner. Driving for dollars may be a little more time consuming compared to just sending mail to absentee owners but it works for me. Speaking with the neighbors and driving around the neighborhood allows me to learn more about a particular area than if I just remain behind my cpu at home.

@Robbie Knecht I look for many red flags which will be a sign that they are motivated to sell:

* Very tall grass

*windows covered up with boards, tape, sheet, or card board

*damage roof or garage door

*Paper attached to the front door (could be letters from the city)

*Mail spilling out of the mail box

*broke down cars in the front yard

There are numerous of signs that you can look for. The more you drive for dollars, the better you will get at diagnosing if somebody may be motivated. You will even find new red flags that other people over look. Much success Robbie!

I just want to stop by and thank the bigger pockets community for giving me a plethora of advice which helped me close my first two deals. I am a wholesaler in the Charlotte, NC and I have been reading and listening to podcast for a while with hopes of getting the knowledge I need to close my first deal. I would like to encourage the new investors to never give up even if you are not getting the results that you expected. I walked away from corporate America to invest in real estate full time and to my surprise it was harder than what I expected it to be. The good news about jumping both feet into wholesaling is that it forced me to act on what I learned  asap instead of procrastinating because I did not have a plan B. I  I closed my first deal last month and I will close my second deal next week. Newbie's....you can do anything that you put your mind to. Connect with the investors in your area and find out ways to add value to their real estate investing business. If you do not have a lot of money to invest in marketing, find cost efficient ways to get your first deal such as driving for dollars, attending free meet up events, and informing everybody that you come in contact with that you invest in real estate. After I close my first deal last month I went to the bank to cash my check. After the teller found out that I was a real estate investor, she informed me that her father house was about to be foreclosed and she wanted me to buy it. That's it for now because I could talk forever about how real estate is changing my life but I will save that for another forum/day lol. Congrats on taking your first step towards closing your first deal. I am a wholesaler in the Charlotte area and I must say that driving for dollars has worked wonders for me. I did not have much money to put towards marketing so I decided to drive for dollars in my neighborhood. I closed on my first deal last month for 3k and I will close on my second deal this month for 2k. Driving for dollars allows you to get out and meet with some of the next door neighbors which could help you out a lot. Robbie keep pushing forward and I wish you the best of luck in all of your endeavors.
