Brand new sprinkler system. New Landscaping. We have 100 % occupancy, with a waiting list. I own the construction company that have done all the renovations. We only have a hallway to complete with drywall and carpet. We do plan to sell the property because I don't really want to make a trip to the property if there are any issues. There are security cameras around the property. The rent includes gas, electric, water and trash. The monthly expenses are approx $125. per unit during the coldest months. And the rental prices could easily go up in price, but until its sales I probably won't increase yet. It is in a very nice town Malvern, Iowa. with is located 30 min south-west of Omaha NE. The town has a brand-new school almost completed. I wouldn't expect much for upkeep expenses for the next 10 years. I plan to start at the price of 3,000,000.00. Won't find anything that has so much all new.
