So I went to this Real Estate Investing Workshop this weekend here in Louisville, I won’t say what it is called or any other details about it on here, but if you were at this training too message me. Anyways to make a long story short, I learned quite a bit from this training but the point of this workshop was to train you enough to get you hooked and to get you to pay a ridiculous amount of money to “Join” their team or at least get more advanced training from them. Now don’t get me wrong I am not trying to say that this weekend was a waste or that they were trying to scam me, I know that they are in the business to make money and they are doing quite well at it, but I just didn’t have the money, and to be honest even if I could’ve gotten the money I don’t know if I would’ve signed up anyways (value over price). I am still moving forward with investing but I am looking to start down a new path, per say!
I want to learn how to complete wholesale deals, I have some knowledge and understanding of the process so I am not completely new. I understand the concept of “Buy low, Sell Low!” I know (in theory not from actually doing it) what to do from start to finish… Find a motivated seller, get the property under contract, market the property, find a cash buyer, assign the contract, close (double close sounds better to me), and cash my assignment fee check! Rinse and repeat, repeat, repeat….

Post: Determine Motivation to Sell vacant property

Good Morning,
While driving into work this morning I passed a vacant property. So I wrote down the address and when I arrived at work I started doing my research on the property. So far I have determined that the property is owned by someone that lives about 2+ hours away, they haven't paid their taxes for this year (or part of last year), their spouse passed away and they haven't lived in the house for the past three+ years. I have ran some comps to determine about what the ARV would be, however I don't yet know what it needs in repairs except what I seen in passing, roof needs slight repair (if not replaced), it doesn't have a driveway (rocks with a lot of grass growing in it). The yard has been cut recently (I don't know if maybe the neighbors cut it for them out of respect?)
My question to you is this... what is the best approach to contacting and finding out if the owner is wanting to get rid of this house and to get it for the lowest price possible? what should I say to them? I will be getting a loan for the purchase and rehab, and most likely renting this house out unless I can flip it fast for a nice profit.

I am looking for someone in my area to become my accountability partner. What I mean is someone with about the same experience level as me (novice!) and knowledge (above novice!) that lives close enough to me (home- Corydon, Indiana. work- Radcliff, Kentucky) that we are able to meet up to...discuss the local market, look at potential deals, give a second opinion, go together to look at a property, hold one another's feet to the fire, I think you get the picture!

I would like to talk to someone with experience in seller financing. I talked to this guy that owns his rental house free and clear and is tired of dealing with his new tenant. so I asked him if he would consider owner financing and he said yes, but had to leave before we could discuss any further (he was at work and received a phone call).
some of the questions I have are:
say the house is worth $120,000 and he is willing to get rid of it for say $90,000 (just guessing here). can I take possession of the house (with deed) and in the contract say something like I will give him x amount of front ($10-20K) and starting 6-12 months later pay him x amount per month?
if we agree to terms similar to above, could I get a private money loan to pay the initial ($10-20K), then borrow money against the house to pay back the PML and invest in other properties?
it may be easier to call me and help me understand the deals im looking at and what the best approach to buying these properties are.
