I have a friend and a family member that have vaguely expressed interest in investing with me. Its a great concept, but I have no idea about structuring a contract, percentages, making everyone feel safe.

How is it done ? On a flip. I will find the house and do the renovations.

My partner would be basically supplying money.

Thanks Karen, I wasnt showing off my re-hab speed. Most of the projects on my house, I did all by myself. Ive learned a lot !  I have also made some contacts with demo guys, drywall and laborers to speed things up. Ive been an electrician for 14 years, this is a whole new ballgame.

 Looks like you have accomplished a lot ! I have a lot of questions. What do you mean about working with builders in my area ? How can I use the equity in my house ? How would I make my 401K useable ?

My cash reserves are down because my wife stopped working early in her pregnancy ( due to complications ) and is now a "stay home" mom. And I spend a lot on my renovations.

Forgive me if I ask dumb questions, im usually exhausted by the time I log on to BP.

Hi, Im Tom from Long Beach , CA. 

I have been reading a lot and am almost ready to do my first flip. I am looking for some advice, maybe a mentor. I need help in getting the ball rolling.

I am a licensed Electrician. I bought an REO in 2009, Complete gut/ remodel, to start my REI journey. I have been slowly gutting and remodeling this house for the past 5 years.

I have a lot of commercial construction experience, and this house has given a lot of home remodel experience. Im almost done with this house, and ready to make my next move.

I would like to flip and hold properties. My goal would be to get enough passive income properties to not have to work a 9 to 5. Then buy more properties. And then buy more.

I have good equity in my house, a decent 401K, Great Credit, but not that much cash. 

I need info about hard money loans.I need to know what I need to get a hard money loan ? ( documents, ect.) The best ways to find deals ? Where are the local REI meetings ? Will I be able to flip and hold ?

Im kind of terrified of taking the first step. So any advice or pointers will be appreciated.

Hi, Im a green Noob, looking to get started  rehabbing / flipping in Southern California. I want to know what I need to get a hard money loan. What documents, etc. ?

This forum is very advanced, but I cant find the info Im looking for.

I have a 401K ( not huge ), equity in my house, a couple bank accounts, great credit, Im a Licensed Electrician with lots of construction experience.

Im reading a lot and a bit overwhelmed, Ive found the Norris Group online, but Im not sure where to begin.

Im mainly interested in buying and holding, but will do whatever it takes to get started.

I could use a mentor or a partner or any advice you may have.
