The only tip I can give you is always be up front with the seller in regards to your intentions. Make sure you have it in the PA that you may assign your right to purchase. A lot of sellers know some buyers really cannot perform on their offer.

Jack T. I would be glad to help with any questions. Real Estate flipping really isn't that hard. As you know the market in LA is crushing and just about anything, if rehabbed right sells. Majority of our projects, I say 75pct atleast, Sell at full asking price, if not above wishing the first week of me Finishing the rehab. You can find them from wholesalers or off the mls like us.

40-60k for us for a 1100-1900 SF one-story home. Full rehab project.

Finished the project on the 28th, but since we didn't photo it until today, we will call it the 31st for a rehab time of 21 days.  

6 days over the initial goal time frame. Not too bad with some issues leading the way about 80pct in. The last 5pct were the most difficult pushing the GC and his workers. We are pretty spot on budget to my knowledge....so far.
