Today our company wired on another project in Winnetka, CA.  It is a 3/2/2 about 1350sf that needs alot of work. Last year we did 74 flips in San Diego and LA. This year we are projected to crush it.

I currently have 3 going on right now, and just finished 4.

Scope of work will be as follows, I may miss some things. But we generally do EVERYTHING. Projected rehab time is 15 days. Before photos below. 

-New Roof
-New windows and sliding glass door
-New Exterior doors
-New garage door and motor
-New flooring though out. Laminate in kitchen, laundry, common areas. Carpet in bedrooms. Tile in baths.
-New kitchen cabinets, quartz countertops, fixtures, etc.
-New bathroom vanities, tops, fixtures, toilets, tub, tile walls and floor
-New light and plumbing fixtures throughout
-New electrical outlets and switches
-Paint exterior, interior, knock down texture ceiling
-New front yard sod, new plants and mulch, clean and flatten backyard
-New side fence entry doors
I'm sure I'm missing some items.

For us it depends on the situation. Sometimes we do like some above, but most of the time we walk and see it before making an offer. We usually have our scope of work made out as we walk.

We have an 'A' house and a 'B' All 'A' and all 'B' have the same materials, paint scheme etc respectively. The only thing we tweak is usually crown moulding or not and sometimes shades of the flooring and baseboard, dependent if it's a more traditional style home or a mid-century type. We do so many so fast that it just makes things much more seamless.

Hello everyone,

My name is Tony, and I work as an Assistant Project Manager for a real estate investing company based out of San Diego.  I handle the LA market for them.

In 2015 we flipped over 70 single family houses in San Diego and LA area.  This year 2016 we are projected to flip approximately 80 homes.
