Hey Liz. So be sure to have a clause in the agreement to protect you. At least until you are able to to find a handful of serious buyers. Run your final contract through an attorney. That being said, if you're able to build relationships with a few serious buyers that buy everything you get you may be able forgo the clause. Sellers like seeing that you are willing to buy even without an inspection. And to answer the first question... no, you don't need proof of funds. If the seller insists... on to the next one. It's your game. You make the rules.

Wholesalers don't work so much in real estate as much as marketing. While you don't need a whole lot of money to market you will need some. You can use Bandit signs, drive for dollars, pound craigslist for potential sellars. Keep in mind this is a low efficient way to start. High efficiency will be direct mail. Also keep in mind that your response and close rates will grow exponentially after subsequent mailings. I would save for a marketing budget that lasts for 6 mailings. Don't just mail one set and quit. Hit them over and over. It's a numbers game.
