@Theresa Harris 100% agree, it's like analyzing one's 401k, if your money is sitting there and not doing anything or even growing. Move it elsewhere.

@Morgan Klein I will be sure to keep that in mind about putting that in about the security deposit to being to pay back remt. Is it after a certain timeframe or do you outline it as a necessity when the time comes in cases such as we are in?

@Anthony Wick That's awesome, what would you recommend to someone who is looking to partner with someone in your position to gain more investments in the market. I know that there are restrictions with certain guidelines, but if a good deal is a good deal, signatures should be signed😁

In talking with friends nationally the biggest fear right now is will residential tenants be able to pay rent. Most commercial renters are already asking for discounts in exchange for longer lease terms. Residential tenancy is more of a problem. Many landlords have 1-2 months payment held in reserves by their lender. If this thing drags out 6 months like it could then a plan will have to be put in place for those remaining days. 

During times like this it's important to take things as they come. The markets are highly irrational right now because public perception is overreacting. That's not right or wrong it's just the truth of what is happening. Be patient. I will say that for me graduating college in 2007 that 2008 and 2009 were fantastic to me. To be young and starting your career in one of the worst market crashes is a blessing. Buy as much as you can as we start coming out of this.

Thank you so much for the insight on this.  I have read up on a few articles for realtors and investors as far as different practices and this helps.  I just didn't want to be in a stalemate position until everything blows over since I know transactions still go on, maybe not as much but definitely don't want to miss any opportunities.

I completely agree, if somebody finds a home valued at 300k and gets sold or 50% under market value, then boom.  The deals are still out there and that is what people are missing, business still goes on and buyers are going to buy especially from what we have already seen from the last recession.
