Thanks guys...my plan is to work with wholesaling first..learn and perfect my craft..make some money and then i'll focus on some other areas of investing like jeff said...there are just so many ways to make money in real estate and as a newbie and im sure other newbies will agree..it all just gets confusing at first when your just trying to learn and people are telling you to do it this way or to do it that way..and dont get me wrong.. thats fine becuse once i learn how to do something a certain way..im glad i can come back to the forums and learn other methods as im ready for them...but for right now..my plan is to just start with the simpliest way to make money in this game and then move up from there.

the funny thing is...i worked making outbound calls and taking inbound calls for over 2 years, lol..its just been a little while but im sure i will get over it..like you said once i start calling a few people it will be a piece of cake.

i will do that...can i ask you a question jeff that is completely off subject since your online? i got a possble buyer for my list..he is out of the kc area and they do full rehab projects..i emailed him and told him that i was a wholesaler and would be moving o the wichita area pretty soon (about 2hrs away from him) asked him if he woud be interested in getting some properties my way..well he emailed me back today with his cell # and told me to call him...now ive never done a deal..never talked to a seller let alone a buyer before so how would you advise me with this? should i just let him know straight up that im new? i just dont want him to try and take advantage of the fact that im new at this ....

well i grew up in the town so im very familiar with it..not so much the prices (i need to work on that) but i do know what is considered the great, the ok and the bad parts to live in, lol. the reason i asked was because i do know that theres only a few diff people that own most of the rental houses here so i was a little nervous that they may have it all in the bag already but i guess that does give me an opportunity that i just realized while typing this...one of them is a woman who ownes just bout every rental house i ever called on when i was lookig for a place to stay and that means that she is prob willing to invest in more if i could find some deals that she doesnt know about already and just get ahold of her to see if shes interested..shes older tho and ive heard she isnt a very nice person to deal with but we will see..thanks again!

thanks jeff...im not actualy in the city right now..i just remember seeing alot of the stickers in the not so good neighborhoods and now that youve mentioned it..i do believe i read a couple and they had something to do with not being safe to occupy...so ive got question then..are these good homes to target when wholesaling?

My first job in high school was at our local library..i worked there for a couple months and then i got a job as a dietary aide at a nursing home..worked there for about a month..i didnt get anymore jobs during highschool just because it didnt work out with my after school activities but once i graduated i got a job at hastings..i stayed there for about a year and a half until i realized i was getting payed less than everybody but working 2x harder..then i worked for a hotel for about a year and a half before it forclosed ..i then got a job at walmart ..stayed there for about a year and a half but decided to move to a diff city and got a job at protection one security (pretty good money)..stayed there for a lil more than 2 years but was getting home sick so i moved back got a job as an asst mngr at a pay day loan place but it closed up shop earlier this year and ive been unemployed ever since....as of now..im a freelance graphic designer but im learning alot about rei here (yup..im a newbie) so i think thats what i'll be doing this next year to come

Hey everyone....got a question..Has anyone successfully wholesaled in a small town? Im currently living in a town with a population of about 25,000 and am planning on moving to a bigger city but my moving plans have kind of been put on hold for about a month and i want to go ahead and get started but im afraid i wont be able to do anything here..just wondering if anyone has had any experience and/or problems when dealing in a smaller area...
