Welcome David, we have several experienced investors here who live in the Portland area. Sounds like you are experienced, but just need to refocus on what will work for you in the future. I would say take the investment strategy that you like the best and market fo that. Maybe go farther afield like Salem? Good luck, Mike

Hello Diane, and welcome!
As Ryan said, education is the key. Read books, join a REI club, surf the internet, and read all the forums on this site. Get your forms in place, and focus on one strategy for investing and become a book-expert on it. Find areas good for investing, and learn the property values so you can know how much less to offer. Select your marketing budget, and decide what strategies you will use to market. Take action!

Then, as you said, you will need to dive in and go for it! Ask questions and we will try to help. Good luck! Mike

Welcome to BiggerPockets! You will find good resources here to get you started in your REI career. You can enter keywords in the search function and focus in on certain investment strategies, etc. If you have questions let us know and we will steer you in the right direction, or answer them if possible.

I used to live in D/FW area. Arlington, being smack in the middle, you can farm both Dallas and Ft. Worth! As you know, Arlington has grown tremendously, with the new ballpark and other tourist attractions, retail and supporting new housing leading the way. I really think that in general the economy there is good, better than most, and has not experienced the bubble other areas have, so there is room for good investments. I think I would consider looking at the Ft. Worth suburbs, older houses, for free and clear ownership and also foreclosures. Good luck! Mike

You might be better off doing your own comparative market analysis by finding real comps of similar houses nearby that have sold in the past few months, and comparing. Then you would know whether the appraisal was bogus. The appraisal is only as good as the appraiser.
