@Becca F. 100% in agreement with you. I am in a similar phase I think (W2 with some synidcations, some other alternative investments, stocks, etc). Don't have and don't plan on a S or C corp at this time. While I do and plan to continue using a CPA to file my taxes, paying $10K for tax planning is an expense I can justify to myself at this stage.  

@Bradley Buxton @Becca F. - If you'd be open to it, would love to get your referrral/resources as well. I'm in the SF Bay area as well looking at Tahoe (and a few other places including out of State), just staring but looking at a mix of LTR and STR investments within the next 1 yr.

Thanks for the response. The analysis-paralysis is around chosing the right firm rather than the entity structuring I need. I'm moving ahead with my first investment while sorting all this in parallel. The reviews are all over the place and some of the advice they give in initial discussions is contradictory. 

Hence my request for templates of the Operating agreements so I can review the actual terms they are putting into the entity structures for a long term rental LLC for example.

I'm a new REI, looking to buy my first few long-term rentals in the next few months. While as a starting investor I know some might feel there is little need to have a LLC structure setup (WY holding company, local state LLCs, etc), I'd like to get some basic structure setup as part of learning.

I'm in analysis paralysis when looking at firms that help with business entity structures and formation. NCH Inc, Anderson Business Advisors, Prime Corporate Services, etc? 

Is there an operating agreement template from these firms that someone can point me to or share an example with me? (for a single member LLC)

Similar request for a land trust if available as well.
