Deal of a lifetime, being sold by bank market value $700K, starting bid $240K, completely renovated house.

I am an investor/rehabber/real estate broker and am currently tied up in other houses so I don't have capital to put up on this deal. I am looking for equity partner to fund 100% of the deal and I run it from A-Z, stage it, and sell it as well. Profits to be split 60/40% your way.
Not interested in wholesaling this deal to someone else or hard money, only looking for equity partners. Will reveal address once we have an agreement in place, this is something we would have to move on very quickly so would have to have cash readily available (or a minimum of 40-50% to take out hard money loan). Hi There, so I am getting a lot of deals all over Jersey and I have more deals than money right now, priced at wholesale prices with a decent spread for profit potential. Looking at opportunities in East Orange, Irvington, Newark, and over new Jersey for that matter. The way it would work is I would find the deal, manage the project and selling of the property from A-Z you would fund the deal 100% and we would split profits 50/50%, email me for more details [email protected] if interested.

Post: Staining Concrete?

Here are photos of the exterior of the house, there is concrete around the perimeter of the house and the entrance, budget is tight and have plenty to do inside so thinking of just repairing the concrete and staining it to give a natural stone look (taking out the concrete, dumpsters, labor and new pavers would be a big expense) However I read that newly poured concrete has to cure 90 days before you can stain it, is that accurate, also what is the estimated cost to stain outdoor concrete Per square foot? Any feedback is appreciated. Thank you

So I am going to look at this house tomorrow in Hemspstead and my funds are tied up in another flip but I found this deal and would like to find an funding partner, me and my business partner Jack will do all the work from A-Z, he has extensive experience buying and renovating multifamily buildings, I am a realtor with over 10 years experience and also own a staging company so I can make this place look amazing and sell it for top dollar. you fund the purchase, we do all the work, big profits we split 50/50%

I read somewhere you can stain concrete and would be a lot cheaper than pavers or natural stone, see more info here

Around 1,500 Square feet
3 bedroom
2.5 bathroom
needs gut renovation
Lot size: 40X100
Corner property

What is the maximum amount you can lend on this? ($300K would be good)
What is the interest rate you would charge?
Any upfront "points" charged?

Hi Steven - Yes, I have used Angie List before, good to hear you have had success with it.
There is another site I have found similar to Angie's List called Home Advisor that looks promising.
