I'm wondering if it's better to get a licence just to have my own personal access to MLS. How long does it usually take? I'm getting kind of tired of having to ask a REALTOR every single time to pull comps for me, also you never know about these free sites. Is it worth it to get your own licence just so you can use it for your own personal comps etc..? If not than how do you pull comps and get a decent estimate of the house (ARV)? Also, let's say I am licenced, does that mean I have to work FOR somebody to have access to MLS or once you are licenced you automatically have access? Because I don't plan on actually being a "REALTOR/broker/agent" I just plan on getting licenced to have access to MLS? Good idea? Any suggestions?

People do it all the time with bandit signs, they create a fictious property, and put .50 on the dollar! MUST Sell Quick - CASH.. You will get buyers that way. You can also do it on craigslist, I posted a fake property a while back, and got about 4 people that I later added to my list, so I don't see anything wrong with it. But it's like Chris said, they usually come to you if you have a good deal already under contract.

Basically virtual wholesaling
f I find a motivated seller, and I am going to negotiate, but don't have time to drive half an hour or an hour and a half away, can I just fax them them a signed contract, and from there have them send it back to me for escrow. I know some sellers want you in person to negotiate, but I think it is much more effective to do it over the phone, and get a deal under contract as soon as you can, instead of playing a guessing game , driving across town, for a deal that may or may not come through.
How do you go about getting a contract signed via fax with a person selling you there house? Will they not take you seriously if you are doing it over the phone and not seeing them in person? There are people doing this everyday. I don't know how many people are doing it here, but I want to do that.
Because I am located about 1 hour to 1 1/2 hours away from where all the deals are and I personally don't have the time, money, and gas, to be driving back and fourth for a person that may or may not sign onto a deal. I am eager to get a contract signed, but not the traditional way in person, because I am not living in the city just yet, so if i can just get one deal under contract this way, I would be on my way to getting where I need to be..
Anybody familiar with this?

Anybody know any effective ways to get motivated sellers to go to your website? I've e-mailed some people online that are selling there houses, and I tell them if they are interested in selling there house, go to my website and fill out the form.
However, most don't , and alot of people think I am a scam or something when I say we buy houses for cash. It's like people don't believe you when you tell them you buy with cash and close fast, they think there's a catch. I have a good website already, and I'm looking to get going but I'm having a difficult time getting them to go to my website and advertise my website, I know you are not supposed to post a link to your website on CL, because it will get taken down.
I am looking for an effective way of getting people to come to my website more, but have no idea how to get more people do come, and also people automatically assume, since it will get paid with cash , that it is some kind of scam, when it's not.

I created a fictious ad on CL similar to this house.
Let's see if I get an potential investors interested in it.
If I do, I will add them to my list, than see about getting this deal done.

I want to know if there is anything creative I can do with this deal, from the looks of it i doubt it. I Talked to a highly motivated seller today, she owes 129k, house is in excellent condition in a good location, she said she put new carpet recently, and she takes very good care of everything the average house in the area is selling for 171k if i get this at 129k, is there anything i can do? Even if I relist the house for 135k, I can still make a small assignment fee, but the question is, would any investor buy it? Or are they looking for even better deals? Should I just let the deal go?

Thanks Al, my attorney drew me up a clause to get my money back incase the deal don't go through. The 100$ is to be paid directly to the title company correct? Or do I pay for it up front with the seller? Also once that money is submitted do you get it back or does it just go towards purchase you made once the deal closes completely?

Joel, I agree about collecting a earnest deposit from you end buyer, but I'm referring to the earnest money deposit people typically make to the seller of the property.
