great argument on both sides, I would be more comfortable with a buyers list not asking a huge list but 10-20 can be favorable.

Closing cost is that the cost given to the title company, broker and such?

Holding cost, is the earnest money? or am i missing something.

Omarwall, find the comps from any website realquest, realestateabc etc.. then just enter the addresses in google map one by one of all the comps around your property and it hit "get directions" it will automatically connect all of it

Property next door is a 5/3, 2080 sq feet built in 1916 and sold for 91K

Chris the stats are 3/2, 1,104 sq feet Built in 1995 and the last sale date was 12/30/2003 sold for 150K

Ann, Ed, Chris, thank you guys for all your help, i will post interior pics tomorrow and keep you posted. I appreciate all the help.

By the way heres the google map and properties sold around that area. The next door property sold for 90K!

The first column is your bathroom, bedroom, second column are the sale price and third column are the dates sold.

if you see under my last pic, the updated image, thats the google map of the houses surrounding my area that has been sold. The cheapest one sold for $14,000. Letter A on google map is my investment property and the rest are other houses sold
