I dont know how you get the 20% COC
Here is my input.
purchase price?113,000
20% down=22,600
gross monthly income=1,000
according to 50% rule
monthly noi=500
P&I=393 per month at the rate of 3.248% 30 years
monthly cash flow=500-393=107
coc return=1,284/22,600=5.68%
cap=6,000/113,000=5.31%
Is the number correct?
Did I miss something?

Welcome to BPPete Amador.With 1250 rent per month,the proper price for the duplex should be 75,000 considering 10% cap rate.
According 50% rule,NOI would be 625 if u rent out the duplex.Annual noi is 625*12=7500.with a 10% cap rate,the price should be 7,5000
