I think you may start in Husten with a duplex, check it out do the work, and see how it will work, then all you need is to duplicate that in another city with 3 or 4 units. By then you will know if you love to manage yourself or outsource it.

I think you would have to talk to a lawyer for more help, but my understanding that you can start with your name and then transfer it to un LLC that you will set up later. check "Should You Get an LLC For Your Real Estate Business?" by Brandon Turner

Hi everyone one, I live in San Diego, CA and was wondering if it's double to buy 2 bedroom condo in San Diego& convert the living room to bedroom & rent them by room. The location is near a university & a hospital so. The asking price 300k, Bank of America have special program that they will put 10k toward the downpayment and about 7.5k toward closing cost for 1st time buyers with up to 5% downpayment with no PMI. so this will mean I need to put only 5k in this deal. The goal is rent each room for 1k totaling 3k per month. Any thoughts?
