Hi everyone,

I recently purchased a single-family house for my primary residence, with closing scheduled for the end of June. The seller will stay in the house until July 5, and I plan to move in on July 7.

I currently live in a townhouse that I own, and I plan to rent it out after I move ti my new house. The townhouse needs some cosmetic work (mainly interior painting and touch-ups), and I’m trying to figure out the best timing for the repairs and listing to minimize vacancy.

My question is:

Should I start the repairs and list the townhouse for rent while I’m still living in it? Or should I wait until I move out in July, complete the repairs, and then list it?

My problem with the first option is that we are a big family of 4 adults and 4 kids and maybe challenging to do the repairs while we still live. And my concern with the second option is a long vacancy. Any suggestions based on your experience?

Hello BP Community, 

I just bought a house and my title company asked if I want to purchase owner's title insurance. She has given me two options, basic/ALTA that costs me $1,350 and Enhanced that is $2,100. Can anyone share if it's really worth getting and why? If yes, which option? Thank you for sharing your knowledge.

Hi BP community,

I submitted an offer on my second property yesterday, and I noticed that my agent didn't cc’d me on the email when sending the offer to the listing agent. I’m curious—is this considered standard practice? Could it be seen as unprofessional if the buyer is cc'd in email?

Personally, I appreciate being kept in the loop, but I want to make sure it doesn’t come off the wrong way or complicate communication between agents.

Would love to hear your thoughts or experiences!

Investment Info:

Townhouse buy & hold investment in Occoquan.

Purchase price: $464,900
Cash invested: $20,000

4 beds, 3.5 bath, 2,660 sq. ft., 0.05-acre lot, build in 2014
I bought it as my primary residence and still live here.

How did you find this deal and how did you negotiate it?

I found it in Zillow and worked with my realtor on negotiating the deal.

How did you finance this deal?

30-yr conventional loan and after one year refinanced it to lower interest rate and changed to 15-yr term.

How did you add value to the deal?

I added an elevated composite deck.
