@Shoshana Shulman This is my first investment but it is also an older home that has been updated a few times. If you just search for 'Cleveland OH' on BP you will find many forum posts that experience investors in Cleveland will recommend certain areas. James seems to prefer to only do business in areas where he doesn't need a gun or just stay in his car with the doors locked. He has given me sound advice when I choose a place from his listings. He'll recommend if that is a safe area and give his expertise on the type of tenants that area brings.

I meet James through BiggerPockets but I have never had any previous relationship other than on BP.

Good morning Shoshana,

I actually just closed on a property with James Wise's company Monday. The experience was professional and he knows the area very well. I ended up purchasing a duplex per his suggestion; it was a property that was located on the street he grew up on. 

As an out of state investor: it was great knowing that James knew the area very well because he grew up there, and it is convenient that he has a full team on the ground already so all you need to do is find a house you like!

My advice is to listen to James' suggestions, run the numbers with your own limitations, do your own due diligence and hopefully everything works out!

@Whitney Moore Welcome to BP! If you haven't already, I would suggest reading the BP Beginner Guide. It provides a lot of insight for beginner investors. I also recently joined BP but I haven't had a chance to go to a local REIA yet but that is definitely on my list of to-dos. This web site has been a great resource for networking and allowed me to look into out of state investing without too much stress.
