Hi all,

I wanted to ask if anybody dealt with the company "Texas Investor Homes"? Even if you have not directly interacted with them, but have some knowledge or review, would you please share?

I am thinking about going with them but cannot find a single online review about them which is odd. Even the mighty google search fails.

Any help would be appreciated.

@Shanequa J. Yes I did clarify what was involved. All requirements were clarified up front. From the initial listings she sent, I narrowed it down to 3 properties that she had to go and look at. She did not look at even a single one and started giving me the runaround. Today this, tomorrow that, and then no communication for 4-5 days.

When I confronted her about it, she was just nonchalant about it. The stakes may have been too low for her, but I asked her if she was willing to help me out.

@Dennis Rodriguez I am an electrical engineer, working in the semiconductor industry.

Thanks in advance for your help, Dennis. Here are my requirements:

  • SFH or condo or duplex in or near Katy
  • less than $90K
  • preferably has tenant already since I am going to rent out anyway
  • no/minimal HOA fees
  • no repair required or very little repair to rent out
  • Will use home equity loan to pay cash for the property

Let me know if you see anything that matches.

Thanks Dennis and David. I have fired my realtor .. and it is amazing she did not apologize a single time for her inability to help me. It is like .. yea whatever.

I am mainly looking in Katy area.

David, can you help me out? If not, I can check out Dennis's recommendation.

Hello all,

I am looking to get 1 or 2 condos or single family homes in the Katy or surrounding Houston areas. I am working with a realtor now, but she is not being very helpful. After identifying potential properties, I need her to go and check out the property. However, a week has passed without any action on her part.

I doubt good properties are going to sit around for that long. I signed a representation agreement with her, is that binding in the sense that I cannot work with any other realtor in Houston? If so, I am willing to cancel out of it.

Could anybody recommend good realtors in the Katy/Houston area, who can help me find my target properties without giving me a lot of runaround?

I use a property management company in Arlington, TX.

Even though you may start getting applications immediately, it may take some time to get the right fit. Tenants can have differing credit, income and rental history. I usually take time to select the best candidate based on these 3 criterions.

My experience has been 1-3 months depending on the particular time of the year.

I looked at a thread discussing the comparison between the 2 rules.

The 2% rule seems to be overly conservative to me. I applied this rule to the properties I bought and also to some that I am considering buying .. and none of the calculated purchase prices come even close to the prices.

If I followed this rule, I would not have been able to buy any of my 5 properties.

Perhaps, this needs to be modified to 1 or 1.5% rule? What do you think?

The 50% rule made sense to me ..

What formula do you use to screen a SFH to see if it is worth buying for rent purposes?
