I apologize if this question has already been asked. Can you use a 1031 exchange to sell a rental property and purchase a business? 

A little background, I am in investor in Austin TX with with Duplex/SFH's and want to explore my options.

Our current residence is not an FHA loan. We put down 5% to get conventional. I'll do more research but I thought I'd fire off a quick question to see if anyone in the BP world would know.

I agree it's much easier to cash flow with 20%. I'm saving most of my cash for better for with  better cash flow potential.

I was told I cannot use an FHA loan for an owner occupied duplex if I already own a property within 100 miles. Is this correct? If so, how else can I finance an owner occupied duplex without putting down 20%. I feel it defeats the purpose of living in the property if I have to put down 20%. Thoughts?
