If you're a pro member you can download them from the file place. I used one of their templates and took it to my lawyer for revision.

Rick H. Thanks for the advice! I was able to find out the property does have equity in it with a few tax liens.

Tim Shin currently the property owners son is in the middle of trying to get the property but after talking to the lawyer on the probate case and the mother of the property owner it looks like he may not get the property because there are doubts that he's the owners actual son. I'm going to keep my eye on the property and see how the court case plays out. I'm in full communication with the lawyer on the case.

Welcome to BP Eduardo Muñoz. I'm new to investing myself and always looking to network with people in the DFW area!

Roy Oliphant Thanks for the advice. I didn't think of that! She agreed to not wanting the stuff verbally but it would be better to have it on paper.

@Sean Kirkham I'll do that. I'll send you a colleague request and send you a few pics within the next few days.

Hey I'm currently working on my first few wholesale deals. One of the properties that I'm communicating with the owner on has all her old junk inside. Mind you she hasn't been inside the property for about 5 years and doesn't want any of the old belongings. Should I move out all the stuff myself or have a potential buyer do it? It seems like a lot of old furniture that nobody would even want. Would it look bad on my part if I attempted to wholesale a property with junk in it?

@Tim Shin Thanks for all the info. I was able to find all the probate records online. It looks like the case for the property is still open!

I'm having trouble finding the executor on the country website but I'll keep looking.
