@Justin Sheley  Thank you for this post!  This entire thread has been most helpful.  @Maurice Colbert  thank you as well for telling us about your experience.

My partner and I are evaluating using this service.  I appreciated your advice to secure your cash out refinance term and "concept pre-approval" with your 30 year lender.  That was forward thinking.

At the end of the day, it is utilizing a 0% interest credit card to get into a property.  Comes with big risk if you cannot make the deal work, but it is straight forward.  Ideally it is also a launching point so that after the intro period you should be a better cash position and able to fly on your own.

If I get a loan while a property is zoned as residential but then a few months later get the property rezoned to be commercial - could that trigger the bank to call the note?

@Chris Clothier please chime in here.  Memphis Invest is a top notch company.  We cannot judge these repair costs based on line items only.  

@Account ClosedDrywall repair and paint at $1,200 could mean there were gaping holes in multiple rooms throughout the house. Also you have to think about labor and opportunity cost.  For $1,200 the problem is fixed perfectly and Memphis Invest puts another tenant in - live to fight another day.  In terms of time and scale, this is huge.

Accounting - Quickbooks?

High, Medium, Low Quality Finishes Images and Part Number - no idea...Excel?

Contract Templates - Adobe PDF Form Editor and Word?

General File Storage? - Google Drive?
