@Francois G. I appreciate your advice brother. I see the term wholesale some what as a "get rich quick" as some gurus make it seem. "Follow theses steps" then boom you have a deal repeat. But that's definitely not the case. I invested lots of money marketing and softwares to still see no results and ask what I'm doing wrong. As like you said I definitely will looking into getting my real estate sales person license to get access to MLS and expired listings to bring more value to sellers and find them buyers and use the commission to my investing.

@Forrest Williams I haven't got a deal under contract yet. I spend my 1st year learning the game now now year 2 taking action. But yes in looking to invest in getting my real estate license. I already create my LLC so that's the next step.

Im not sure if you can wholesale real estate in the winter to my strategy by finding a potential lead and getting it under contract with a seller to assign that contract to a rehab but I don’t believe you can rehab in the winter especially out sound and I’m in Buffalo so definitely not. I either tho about virtually wholesale in the west coast in the winter where there is no snow. Any advice.

Second year in real estate. My first year I been reading, learning, and even paid for a course on wholesaling but a couple months into my second year I am having trouble getting contact with sellers I have softwares I use and pay for and other free sources to acquire lists of leads and do direct mail BUT seems to always be a dead end or the seller isn’t interested. I been thinking of switching my strategy to acquire rentals but it’s almost the same process but me having money down for a loan and refinancing the deal. Any advice from investors on how they got started...

When looking for leads and looking at ARV and comparable you make what you buy correct? So if the comps are same number as the equity it wouldn't be a good deal unless you buy the property wayyyy below market value?

@Matthew Irish-Jones my goal is to wholesale the home of any motivate seller and get it under contact and flip it to a fix and flipper or cash buyer. but right now i’m having trouble getting off the ground and getting on the phone with potential motivated sellers

I'm a loco buffalo native born and raised. The market is competitive. I haven't been able to get any traction. I use a software and do massive code calling and text blasting and it's lead me to a dead end. I'm thinking about doing virtual wholesaling 1. Due to not having any success in my market. 2. Changing of the seasons with my strategy is to wholesale and flip my property to a fix and flipper. ALL ADVICE WILL BE APPRECIATED!
