Hello everyone,

About to close on my first rental house and wanted to know when the best time to collect payment is? Was thinking first of the month but didn’t know if there was a better time to collect. Also, I’m thinking of using an app to collect the money since the house I bought is out-of-state.

In terms of renting the place, any advice on the best way to find a tenant? I have a couple of ideas I just wanted to make sure there isn’t a better way that I am unaware of.

Good afternoon everyone,

I’m trying to buy a house that is currently tenant occupied. The tenant has been there for 8 years. It’s a section 8 tenant so not sure if there is more that I need to be concerned about regarding laws or the fact that they are section 8. Should I try to avoid section 8 all together? Thoughts? Experiences?

Hello everyone, Throughout my 2018 experiences in RE, I have decided to set some realistic new goals for the New Year which I am really looking forward to. Before I do, I wanted to reach out in hopes of obtaining some advice/knowledge on how I should manage my 401k contributions. How much should I be contributing? Should I be conservative or not? If not, how should I be using my money to my benefit? I feel like I should be cutting back but not sure. I’m contributing a pretty decent percentage and I feel like that money could/should be used more to my advantage. Thoughts anyone. Any feedback would be greatly appreciated. Thank you,
@Mitch Messer this helped tremendously. #7 is not to my likings at all but I know the market well and I’ll just have to do my hometown on the lease and tenant background checks. I have a really thorough lease, I do need to get a lawyer still to cover all basis.
@Mitch Messer thank you Mitch. I know it’s important to have a very good lease. How will they hold up in court since Nebraska is such a tenant friendly state?
