There is actually not enough homes in these towns haha. Prices in Buda and South of Austin are exploding! All the homes are selling for over asking price from what I hear.

I'm guessing you are planning on investing out of state? Mcallen, Edinburg, Mission area has a lof of fourplexes with good cash flow. They also rent out very very fast. I just helped my buddy buy a foruplex for $284k with rents of $3100 per month. Only downside is that appreciation if low compared to the big cities like San Antonio and Austin.

Do you live in San Antonio? You don't have to invest in the big cities in Texas. Smaller towns usually get better cash flow with a small penalty on appreciation. Not saying San Antonio is a bad choice. It's a great choice!

Providing more info will help people give you better suggestions. Are you investing for appreciation or cash flow? A,B,C or D neighborhoods or you haven't decided yet? Will you be using property management? Do you have a price range?

There is absolutely nothing wrong with buying properties with tenant in them as long as they are up to date on their rents. If rents are low, you can slowly higher them and hope they stay or higher them all at once and maybe lose them. You should pick what to do depending on the how good are the tenants or if you wan't someone to vacate a unit so you can fix it up .

BTW you can't just do this as soon as you buy the property. You have to respect their current contract with the previous owner.

For 250k range you might be able to find a duplex on the big cities OR if all you want is to live in Texas but rather not live on the big cities, you can find fourplexes for $250k.
