@Nathan Fesnak if you are a realtor then you have access to get leads thru other agents in your office, mls listings that are withdrawn or expired, etc. I use Rentec Direct for my property mgmt. company. As mentioned, a good software system to manage properties/tenants/owners is very important. Pros - you are your own boss/ shot caller, supplemental income, helping people find homes. Cons- tenant repair calls at the worst time. Good luck to you.
