@Mike McCarthy I don't think anything was against the brick.  It doesn't scrape off, it's actually in the brick.

@Lauren Kormylo thanks!  With everyone wanting the open kitchen concept, do you think this will be an issue?  Should I keep the wall between the kitchen and the dining area?

As a fellow newbie (only just started my first reno project), I can only offer my idea.  I would list out the scope of work, and price it out myself first, of course referencing BP, books, and other research.  Then I would send my statement of work to contractors and get bids.  From there, you would work with them to set a schedule.  Based on the series of tasks per draw, you could figure out the % or $ amount that should be paid.

Floorplans are here: 1st floor: https://ibb.co/Tg3wL8L, 2nd floor:https://ibb.co/596L22k.  I'm really not sure what to do with the 1st floor.  Where do you see the living room here?  If I open up the wall next to the kitchen (room on top left of image) and make that the living room, what do I do with the other room (on the top right of image)?

There are numerous dark protrusions coming out of the brick exterior. Does anyone know what this is?

@Allan Szlafrok:  Appreciate the feedback Allan.  I did get a couple asbestos specialists come in, for around 350 sqft of absestos tiles they are asking ~$3000.  Only about 20% of the living room area has asbestos tiles.  Will I be able to put vinyl tiles over the entire flooring even though only 20% of the living room area has asbestos tiles whereas the rest is concrete subfloor?

Hi BP, I'm working on my first renovation project, a 725 sqft 2br/1ba in Jersey City, NJ. I am trying to get bids from contractors, so I've come up with a statement of work spreadsheet that I'd like contractors to use to fill out their pricing estimates.  I would love to hear your feedback on the SOW regarding the format and task breakdown (is it specific enough?).  Is this a good way to get an apples to apples comparison on pricing?  Thanks for your feedback!

I am closing on a 2 bedroom condo next week, but need to renovate it (new flooring throughout, brand new kitchen and applicances, repaint), which could take ~6-10 weeks.  I am currently living in an apartment and my lease ends in 3 weeks so I'll need to move out into an air bnb in the meantime.  Do you think I could move my stuff (just a queen mattress, table, clothes, and smaller items) into 1 of the bedrooms of the new condo while it's being renovated, or is this not practical?  I'm just looking to see if I can avoid having to hire movers twice.

Hi everyone, I just passed my NJ state exam yesterday!  I'm now looking for a brokerage to sponsor me, and I want to know if agents typically get compensation for recruiting new agents?  I'd like to know if they are incentivized to recruit me and tell me how amazing their brokerage is.
