Rod, you are right there is no law that says you can't do that, but will it hold up in court?

So, you advertise, pay a lot of money to advertise and then what?   Ask the tenant permission to show the inside?  What do you think the tenant will say?  So you give the tenant 24 hour notice you will be entering the unit.  Will the tenant say sweetly okay?  

The Eviction process is a sad and most dangerous time.  You don't want to jeopardize the new possible tenants lives or your own by trying to enter a unit that is undergoing an eviction.  And as I said above, you don't even know if the court will allow you to evict, it has to go through the courts and you need to receive a Judgment.  

The Judge may find that by advertising the unit before a final eviction is over with, is harrassing the tenant.  It's like changing the locks on them.  Calling them up and being in their face to move.  

So yes you can advertise all you want, but why waste your money and the applicants time.  Do you think they will want to take a tour of a home that a tenant is being evicted from?

The eviction process goes to court so a Judge DECIDES whether or not the tenant should be evicted, that is why you need proof.  (evidence)  That is why you go to court.  

Also, a tenant almost never leaves on the date they are supposed to.  This is called a "Hold Over". Even good tenants don't leave on the date they should.  

On street smart tenants they can postpone and delay an eviction. They can stretch out an eviction for months, therefore you can't promise someone something that won't be available, not to mention you not knowing exactly how long it will take to repair the unit and get it ready for a new tenant to move in. 

You are asking for trouble if you advertise a rental unit, before the tenant has had their day in court.

Where did you hear that at?  Just curious. 

QuickBooks can be customized to fit any Industry. Quicken cannot. 

QuickBooks gives you professional reports.  Quicken does not. 

QuickBooks will tell you when a lease expires

QuickBooks will tell you how many square feet your property has, taxes, and whatever else you want to know about your properties.  Plus how much you paid for it and sold it for. 

Quickens is the baby brother of QuickBooks.  And it cost almost, if not the same, as QuickBooks. 

I could go on but there is not enough space in Bigger Pockets to post the differences between Quicken and QuickBooks.  No comparison!  QuickBooks has it all.

Not a stable individual.  "Landlord Numbers"  this means more than one

They know what's on their credit report if they have been turned down several times.

If she's current she at least does pay her rent.  It's up to your PM to train your tenants.  Your PM is clearly not doing their job.  Rent is due when rent is due.  If not received in your office when rent is due, then they are sent a Notice to Quit.  In the meantime they are charged a late fee as well.

If you have a clause in your lease agreement stating that all monies received in your office is first applied to any outstanding bills they owe you, then that rent is applied to the late fee which makes their rent short and therefore still in jeopardy of an eviction.

You have to train tenants to understand that they signed a contract and rent is due when it is due. (You can salvage this tenant!) If you allow a tenant to pay anytime during a rental month, with no consequences, then they will take advantage of it.  But make them dig in their own pockets or face eviction. is a rude awakening.  

Fire that PM.  Get someone who knows what they are doing.  I think she is trainable.

If you pulled up this data on her and the data is on someone else and not her, she needs to CALL THEM and straighten it out because it's going to follow her for the rest of her life.

Why would she, right out of the blue, have a list of previous addresses, and landlord numbers all ready and waiting for you if she was so shocked to find out there is someone else out there with her name having bad reports. 

I don't like it.  Smells bad to me.  Next Please.

One other thought.  Past 4 years (many landlords) hmmm  why?  She sounds like she's running and is a player.   Move on.

A termination of tenancy is not an eviction.  It is a non-renewal of the lease and it must be done in accordance with your state laws.  (days notice) 

If you are evicting these tenants and not sending them a termination of tenancy, then you are filing an illegal eviction, and the Judge will not be happy.
