Real estate is a business. There are expenses and unexpected happenings in any business. I've had a ton to deal with this year and it's not always fun. Encouragement? You're learning and growing as a business person. You'll know more because of your experiences and won't repeat the same mistakes. Brush yourself off and move on. ππ

Here's the thing about paying for a mentor vs reading forums and getting free advice: you shorten your learning curve with a mentor.
I love reading forum posts and occasionally ask questions but there's no way I would expect some busy and experienced real estate investor to take hours of time to line out my strategy and hold me accountable. I think serious investors need to study on their own AND work with mentors.
I've paid a mentor to provide me training on wholesaling properties. I could have spent two years trying to figure this out on my own, and I am an experienced salesperson.
My question for you, what are you hoping to achieve with real estate investing? Are you looking to be a passive or active investor?

One other thought. Don't mix religion with business. She may be a Jesus folliwer like you or she may be searching for a way to get you into her web. Be very cautious and treat everything as a business decision not a religious connection.

I would not give her money unless you do a private mortgage on the property. Earnest money needs to go with a title company. I also think this smells fishy.
