Hey Aron, I'm a CPA and can help you answer your questions on the depreciation.  Do you have time to chat today?

Hey Nancy, yes I have time tonight or tomorrow. Thank you!

Hi Aron, it's too late this evening to chat but we can chat tomorrow morning between 9 and noon or after 8 pm.

Be aware if you are allowed and remove it from ag zoning check for conservation easements on it as if there are easements they typically have very high tax penalties

 Thanks for the heads  up!

Quote from @Erik Browning:

@Nancy Ma there is a market but I think it might be a good idea to speak to local banks about financing. These somewhat obscure properties may be difficult to fund using traditional financing and if you have a lender in the area that would be on board with the zoning, they may have a client that is qualified.

Thank you @Erik Browning.  I got a chance to speak with a realtor/investor from Tennessee and he told me that the property is worth pursuing.  I just need to speak to the seller again to have the ex agree to sell.

I'm new to real estate investing and I am wondering if there is a market for a 16 acre parcel of land that is zoned for ag property outside of Nashville.  I have a client who is looking to sell this property.

I'm new to real estate investing and would like to learn about the process of wholesaling but this transaction I have available might be considered a conflict of interest for me.  My client has a tri-plex that they want to sell and they are debating whether to sell the property as is or fix it  up and try to sell it for more.  It's in an estate right now and they are trying to close out the estate so it doesn't carry over into another year and I'm their CPA.  I told her that I would try and find a cash buyer if possible and have her figure out what they would accept for a sell as is price and what they would ask for if they do the painting and floors.  How would I proceed without making this a conflict of interest but still be able to participate in the transaction?

Hi @Emily Turner,

Welcome to Bigger Pockets! @David Greene hosts a few meetups here in the Los Angeles area each year. The next one will be in Sept/October, right before or after BPCon (the Bigger Pockets Conference is going to be in San Diego this year!). I'm more than happy to put you on the list when we lock down event details for David's meetup.

Hope this helps!

Hi Charles,  Do you know the dates for the San Diego Conference yet?  I would like to attend the conference and when will registration begin?

 Hi @Nancy Ma

You can get tickets now.  Find all the details on BPCon at bigger pockets dot com slash conference. It's in early October.

 Thank you!

@David M.  I haven't kept up with the real estate trends since I purchased my home in the last crisis.  Things have changed so now I get to learn new trends and rules.

I'm new to real estate investing and would like to know if a bank owned property has a lot of equity, why wouldn't we want to pursue purchasing the home from the bank?
