Thanks for the response. I'm in Memphis this week...my mother in law passed away on Sunday and the funeral is on Thursday. I will be here through the weekend, so if you would be available to talk I would love to talk to you about the homes you'll have coming up.

Thanks for responding. I've seen several on Craigslist (but they mostly seemed like scams) and I've seen some on realtor.com but most of those are offered by property managers and they are either rented or no one calls me back. I'm a Realtor in FL but I don't have access to MLS for Memphis. Really would like to find an individual that has a few investment properties...they just haven't been so good at answering/returning calls, I thought I'd look here and see what people had. Anything in 38133, 38134, or 38135 would do I think, so if you hear of anything please keep me in mind.

Hi everyone
I'm looking for a 2-3br 2ba house for rent in Memphis TN (Bartlett, Cordova areas) for around $800-1000/mo that will allow 1 small dog (shi tzu) and 1 cat. This is for my mother that lives there and is on a fixed income. I will be paying 1/2 of the rent with her. Anyone that has a property that would work or that knows someone with a property that would work, please message me.

You can (and should) read FL Statute Chapter 83 (Landlord-Tenant Act) for everything you need to know regarding landlord rights and responsiblitied (as well as tenant rights and responsibilities), however, her is a "clip" from that statute stating what landlords "must" provide.
The landlord is required to rent a dwelling that is fit to be lived in. It must have working plumbing, hot water and heating, be structurally sound and have reasonable security, including working and locking doors and windows, and it must be free of pests. The landlord must also comply with local health, building and safety codes. If the landlord has to make repairs to make the dwelling fit to live in, the landlord must pay.
It says nothing about requiring landlords to provide appliances, however, it is common practice to provide the basic kitchen appliances (washer/dryer is an added bonus and can be removed if tenant doesn't need them). Doing this will keep you and your rental properties competitive in the market (as others have stated).

I am an agent in the New Port Richey, Port Richey area. There are some very good oportunities here and walkable neighborhoods as we are very close to US Hwy 19. I have a property I'm about to list in the next week or so. It's a 2/2/1 That was renting for $950, but if you bought it and really fixed it up it could rent for a bit more.
