I use ultimate granite and marble. I usually pay around 30/sqft. I like gallo napoleano & St. Cecilia I think that's what they are called. Been a while since I used granite. Check out the different cabinets and countertops at ikea. A lot of people like those. I personally use lily ann cabinets. They have good prices and it take about a week to get them. They are RTA cabinets, so you assemble.

I looked into this myself. What I did was to see how much the individual parts of the project cost, like framing, foundation, plumbing, insullattion, etc. Then add every thing up to get a good approximation of cost. That way when bids get put in you know the general ball park they should be in, and what kind of return on investment you could be looking at. Good luck.

I have done 2 deals with my own cash and I to want to go full time, so I found a hard money lender with decent terms and I am in the process of closing a house with them right now. They require a down payment and alot of documents on my end. If you look around on line you should find some hard money lenders with good rates. Call all of them and ask alot of questions. I hope this helped.

Hey all,

What do you guys think of these houses. Have you had any experience with selling one of these. The reason I ask is because I am in the Midwest and in this area almost all houses have vinyl siding. The house I have under contract is cedar/stucco and surrounded by vinyl. Is it worth the money to side the house in vinyl or should I leave it. The budget is kinda tight thats why I ask. Thanks for any response.

I have heard from several big time investors that if you are not out knocking on doors then you just aren't serious about investing. I am going to have to do this myself and I am nervous as hell about it. The potential to bag a deal is just to great to let my fear and anxiety get in the way. I feel for you LA is suppose to be a tough market. Just approach these people professionally and with kindness and the worst that could happen is they say " no thanks." There are some good posts archieved about this topic maybe they could help.

Hi,

When you guys use list source for notice of default, in the preforeclosure section, do you use recently added or foreclosure effective date. I called core logic twice and one guy said recently added was better and the other said foreclosure effective date. Just thought I'de get your guys input.

Hello,

I just got started doing direct mail and I was wondering how often I should mail to absentees. I sent out 160 post cards last week and so far I have recieved 2 calls both no deals. I also sent out 111 NOD post cards last week and have not recieved any calls. Next week I'm sending out yellow letters to the NODs. I'm just not sure about the absentees. Thanks guys for any responses.
