@Forrest Williams it never occurred to me if the tenants could be income assistance. I will definitely inquire about that.

I’m very excited to check out this property and meet the current tenants. I am not sure if the number makes sense to purchase this property but if I like the tenants, I will let them know they don’t have to worry with me.

I found an old but decent property for sale using Realtor.com website locally and I am scheduled to take a look at this property tomorrow with a realtor who is happened to be my friend.

The tenants will be there while we take a look at this place. According to my friend, they are long time tenants wha have been paying rents on time and concern whether the new owner would kick them out.

This is the very first property walkthrough for me as an invest. Does anyone have suggestions what I should NOT miss while this (or any) inspection? Do you think it’s ok to ask few questions to current tenants? I was thinking asking them their experience at this property and anything else might be helpful because after all, this is a good opportunity to know the potential future tenants.

I am a very new investor and busying myself to educate real estate investment strategy, attending local real estate investment group meetings, talking with CPA, etc... 

As anxious as I am to start, this question just popped up in my mind. Is winter considered to be slow season for people to move?  Do you think I should wait to purchase a property till it starts to warm up a little? I just wondered if there was the "right" time to purchase a property if a landlord doesn't want the property to be sitting without generating cash flow from tenants.
