Hey, I have a couple multifamilies recently purchased in Alameda and have lived here for 10 plus years. I also invest out of state. Just wanted to speak up and offer a different perspective because I actually invest here. Pros and cons of Alameda of course, but I love this island. I do agree that the area you speak of is quite crowded. If you think that proximity to the beach will greatly enhance your life, by all means. But it wouldn't be my first pick. It might be a good idea to rent or airbnb out there for a little while to see if you truly like the vibe before taking the leap. Also another important reflection point for yourself, what are your long term plans for the purchase?

Agreed with the above on lending! I am currently doing a house hack in Alameda and have a couple fourplexes here. I've managed some of my properties, however you could consider hiring a property manager to delegate the management. If you bake the cost of management into your cashflow calcs then getting a duplex vs fourplex won't really feel different if you're going to outsource the work. There are many unique lots in Alameda and you can find some awesome gems here.

Hey, I own a couple multi-family homes in Alameda and just recently closed on the second one. Almost everything built before 1995 is subject to rent control but in some cases, it depends on how you set up your rentals.  Here's a good resource of FAQ's that breaks down rent control AlamedaRentcontrol. I encourage you to go to the Housing Authority workshops while you're in town to learn more about the rules, because they get updated frequently enough and will get you up to speed. Since the island is full of old victorians, it's hard to get away from it. If you have specific questions, you can reach out.
