Make sure if there are any pet security deposits, they also transfer. I once missed the pet security deposit till the tenant was moving out.

From my experience as a property manager, a few factors significantly affect how often you should schedule vent cleanings. The most important is making sure tenants change the AC filter every month. We help with this by sending monthly reminders and placing a “Filter Change Log” inside the AC closet. This allows us to verify during quarterly inspections whether the filters are being replaced consistently.
Another major factor is the local climate. For example, we manage properties in both Miami and Jacksonville. In Jacksonville, many tenants don’t use their AC units during fall and winter, so by April, the vents and units often require servicing. In contrast, in Miami, where it’s hot year-round, ACs are constantly running, which encourages regular ventilation and often delays the need for vent cleaning.
Generally, I recommend a professional HVAC vent cleaning twice a year, but the actual need can vary depending on usage patterns and current system conditions
