For sure I love private lending, easy way to move quickly, just make sure that too watch the pay by dates and get a loan with 6 months more than you think it will take you to refinance just in case sh** hits the fan.

Definitely invest in your mind first, buy some books such as BiggerPockets "the book on rental property investing" "Managing Rental properties" " The BRRRR Method" etc. I the worst thing you can do is make a bad deal right out of the gate because you weren't educated enough on how the math works

Single-family residence buy & hold investment in Freeport.

Purchase price: $65,000
Cash invested: $75,000

Just ought it as my first investment. I am currently updating it for rental purposes
