My husband and I started out house hacking. This is recommended so often because if you've never owned a home (my husband and I hadn't) its a great way to build your comfort level up. If you do own your home and have room for expansion (renting out your basement or some type of adjoining space) then it's a great way to gain income while getting used to managing tenants without it being too overwhelming. If you have your heart set on using airbnb to build your cash flow, then it's a good idea to get used to crunching the numbers to understand if the property will even cash flow. ATL market is very competitive now and buying in at the right price point, maximizing your listing, etc. are just a few of the factors that will be important for success.

Hi Noah! That's a pretty relevant question for me since scaling is my primary goal this year. I'm in big favor of buy and holds since the long term gains (property values) and tax benefits can be beneficial even if the property doesn't consistently cash flow. The income has also been fairly passive in my experience. My personal goal right now is to focus on that strategy and master it (let's say mastery is owning 5 or more) before I delve into any other REI strategies. Not saying thats the best strategy for everyone (every market is different) but its worked for me thus far.

I'm looking for an experienced General Contractor in the South Atlanta area (preferably within the belt) who can help out with small to mid-size rehab projects. I will need a bid for an upcoming project but I'm also looking to build a lasting relationship for future projects. I'm currently an investor with 4 years investment experience. I house hack in NYC and own an STL in South ATL that does pretty well cash flow wise. I just build up cash flow through my LLC for a 2nd STL. I have a great team in ATL that has allowed me to be fairly hands off with my first short term rental. I'm here to share knowledge on my success thus far, connect and be a resource for anyone just starting out, since I know how tough, intimidating it can be to get your first few properties. You could use the 50k as cash leverage to attract a hard money lender. They typically ask for 20-25% downpayment of purchase price and rehab costs. If you come to them with a solid deal they could fund a chunk of the project. It's important though, to do full analysis of the project to ensure success. Good luck Beth!
