The neighborhood is around 18-1900 for our size/style/quality house.

We offered it to them but we get the impression they won’t be able to afford a mortgage. No rush on our part other than wanting to save for a local brrrr

@John Morgan yeah that seems to be the best route.

Plus I wonder if I list it with tenants in it and don’t close.. when I list it after they move out, it’ll look like somethings wrong with the house since it got listed then removed after a few months

I guess I’ve assumed investors interested in tenant occupied rentals are looking for something a little safer.. without needing much (if any) renovation. Your comment made me think they might also be looking for something a little cheaper as well, maybe not in an A or B area which this one is in. Is that what you were getting at?

Thanks, great points I didn’t consider. So do owner occupied investors typically look for a lower price point to relative to the area average?

It's in Summerville SC. Valued around 260, rents for 1650 which is a little below average for the neighborhood. Cash flows around 450. SFH

Initial post, sorry if it’s been covered somewhere that I couldn’t find...

Does anyone have pointers/advice for selling a rented house that’s out of state?

I was thinking about Redfin or MilbyOwner. Not sure if anyone has had luck selling a house still under lease.

We’ve owned it for 11 years. Same renter for last 6 years. Cash flows well, but again, it’s unfortunately out of state.

I’d like to start investing locally with the equity but I don’t want to boot the renters after their lease is up.
