Initial post, sorry if it’s been covered somewhere that I couldn’t find...

Does anyone have pointers/advice for selling a rented house that’s out of state?

I was thinking about Redfin or MilbyOwner. Not sure if anyone has had luck selling a house still under lease.

We’ve owned it for 11 years. Same renter for last 6 years. Cash flows well, but again, it’s unfortunately out of state.

I’d like to start investing locally with the equity but I don’t want to boot the renters after their lease is up.

@Nate Bailey what did you pay for it? No investor is going to pay you 260k for 1600 rent. That’s why everyone is saying kick the tenant out and sell to owner occupant
