@Chris Pasternak hey I need a similar agreement about responsibilities? Could I take a look at what you ended up using? It would help me out a ton right now- finally got the investor on board and ready to start flipping if I can get this taken care of!

@Alberto Rivera I'm in a really similar spot right now as to where you were 4 years ago. Do you have an example agreement that I could take a look at? Not as legal advice, of course, just as a reference as to what worked for you? It would be a huge help.

John, 

You are speaking my language. Those are exactly the ideas that I want to start to build a business with. For a lot of people, access to land and the full time obligation of a small intensified farm are barriers to entry. I think if a business could find way to solve those problems they could really make a huge change in food and agriculture, and also make good profit for their investors.

Dan, I know you're right about that. I lived next door to a dairy farm in rural Indiana all through high school, and my grandparents had a 11 acre farm (which they bought with a USDA loan). There is no money in something that small... done conventionally. But I have had interest for years in intensified gardening, and through other business ventures I've done I've become a good marketer, so I have a couple ideas about how I could take those small and not profitable farms and overhaul the business model to create something that hasn't been done before and could have a really great impact on local food communities- all while being quite profitable for my investors... 

But first I have to buy a place and build a working model.

@Paulo Tomas I would love to hear what you've learned on Ag investing. I'm planning to do something with that. The key will be to increase ROI potential through business and marketing plans- it has to be well above the average for it to appeal to investors with deep pockets.

Has anyone invested in farms or agricultural lands which will remain agricultural? With any success? Trying to learn all I can in order to create a company which will take advantage of USDA and rural subsidies for sustainable agriculture and encouraging people to engage in local food production and business.

@Erik Baumer completely agree. If he’s competent and you’re subbing some trades then keep him around on it to fill in gaps/ do anything that doesn’t require a trade license. You could save yourself a lot of headaches in the long run. That’s how a lot of quality contractors earn their first big check so they can go legit (not saying that’s right) and if he is like that then you could have the beginning of a good relationship.

@Gerardo Escutia I’m a contractor in Tennessee, and the house I rented til recently wouldn’t get below 72 either. I had my HVAC guy come check it after it blew a capacitor. It would run non stop all day. There is only about 5 inches of insulation in the attic. My landlord wouldn’t pay to blow in more.

Your best bet is to check the attic. Get some pink panther from Lowe’s and they’ll give you the machine to blow it in for an afternoon. Pay someone to do it for you- it’s miserable work. Blow in about 10-R. If it was my place that’s what I’d do.
