Hey everyone! I’m newer to bigger pockets forms but have been listening to the podcasts for about 3 years now. I house hacked my first property and now own another single family investment property.

My question is for those who have taken the first steps but are still early in their career (I’m 22), what are some tips for growing your real estate portfolio exponentially as opposed to just collecting single families over the years? I like what Brandon turner said about getting a single family then duplex then 4 plex but practically I’m looking for tips to progress towards that goal.

Thanks!

@Andrew A. Isnt that what capX is for?

Thanks for the reply Cory!

Yes i was just looking for $1 because it's on a 15 year fixed loan. A 30 year on the same property would cash flow about $650 in my particular case. Iv heard of the $100 thing but was curious what other people were looking for and if they focused on 15 year or 30 year. Obviously it depends some on your goals but just curious to hear some other ways people decided if a property is worth it or not.

Hey guys this is my first Bigger Pockets forum post but I'v been listening to the podcasts for about two years now. I'm 22 years old and graduating college this May. I put my first investment property under contract with the help of my wife and we close on 28 Feb 2020.

Basically a good deal for me is if it appreciates good and will cash flow more than $1 on a 15 year loan after all PMI, PM fees, morg., etc.. When you guys look at deal what is the line you draw between a good buy and a pass?

Thanks in advance!
