What is a "good deal" to you guys when buying investment houses?

Hey guys this is my first Bigger Pockets forum post but I'v been listening to the podcasts for about two years now. I'm 22 years old and graduating college this May. I put my first investment property under contract with the help of my wife and we close on 28 Feb 2020.


Basically a good deal for me is if it appreciates good and will cash flow more than $1 on a 15 year loan after all PMI, PM fees, morg., etc.. When you guys look at deal what is the line you draw between a good buy and a pass?

 I look for the exact opposite.  I want it to cash flow at a minimum 0f $300/month Now, and let the tenant buy my equity for me.
