Thank you guys for the advice.  I went to my 1st REIC meeting last night.  Met a lot of good people and a couple of wholesalers.  I picked their brains for a couple of hours.  They were very willing to help.

What would yall suggest the best way to get into wholesaling is?

I am interested into getting into wholesaling and need some guidance.  What system do you guys use for managing leads?  Is direct mail better/more effective than buying a list off a site? 

I didn't think that it was a good idea to spend that much money.  I got a kind of used car sales pitch from the whole company.  I just read in another post that the guy running the company has a class action suit against him in his company...

I am new to the Real Estate investing.  Wholesaling is a new concept for me.  I understand the premise behind wholesaling, but don't know exactly what state specific rules there are here in Texas.  I have listened to different podcast talking about Wholesaling.  One of the podcast had a website that offered more information about wholesaling so I read it and signed up to be contacted by them.  I am sure that they are very knowledgeable about the business but are not based nor do they conduct business in Texas to my knowledge.  I was surprised to hear the gentleman from the website tell me that they could offer me videos and access to their private website for the low price of $5,000.00.  I understand that buying an education is important but I wanted to get your opinion about these type of gurus
