I always seem to meet a lot of California people here in Oklahoma. Not necessarily because it’s as “hot” as other markets per se, but because it is stable, with hot pockets.

Just curious for anyone using the BP Marketplace if you have found it to be successful in marketing a property? I have not heard anything positive or negative.

@Tom Nellman     I’m local in Tulsa and some people I partner with might be interested in taking over the contract if you wanted to assign(wholesale) it over, and make $5000 or so. If you are interested in that, shoot me a message. I have other ideas too but maybe irrelevant unless I know you’re interested.

We all probably recommend our home town, but I'll join the trend and say Tulsa is fantastic for cash flow.

I 2nd the vote on Tulsa.  It is very doable with that amount of money here.

@Daniel Soyars    I think that's an awesome goal but if you can't find an actual, official mentor, many of us can "mentor" each other via encouraging one another, hanging out, building valuable relationships, etc.

@Corbin Marcotte has unofficially been crowned king of spear-heading some of these that usually meet monthly.  They were paused to C19 for awhile but to my understanding are mostly resumed.  I don't get to go as much right now but they are usually really fun.

I am partial and perhaps biased to Tulsa, because I live and work here, but one unique thing we have as a city is that we have a $10,000 credit for remote workers to move here.  BMX has recently moved here, Tesla had Tulsa as one of 2 finalist cities before choosing Austin, Google has a smaller plant 45 minutes outside the city in Pryor Creek, OK....and well much more on the upside.  Cost of living is low, but opportunity is still high.  And in my humble opinion, we are a safe bet given that in 2008 & 2020 we have not had the same crash effect of higher unemployment, etc as the rest of the country...we do not appreciate as fast, but we also do not crash as hard.
