Great data, thanks for sharing it. 

I'm in Austin which is similar in many ways. The major difference is our property taxes make even buy and hold difficult right now. 
What areas of Nashville do you think have the most upside for a buy and hold investor over the next 10 years? Thanks.

I use a spreadsheet to evaluate deals. Just a basic reveue - expenses = return. I calculate the revenue using average daily rate and occupancy. To stress test a deal I just play with the average daily rate and occupancy levels to see how much of a drop I can take before I start to lose money. 

I'm in the process of building 3 cabins. I struggled with the same questions you have but I think it's more about rental rates pre/post inflation vs pre/post covid. They are connected for sure but I don't think these price incrases are going away. 

EDIT: I think they might settle down a bit but they aren't giong back to where they were pre-covid. Stress test your numbers.

I own a lot near Wears Valley. It's about 1.5 acres, has a decent view (B+) and is a short drive to Gatlinburg, Pigeon Forge and the Great Smoky Mountains National Park.

For those of you who know this market, what size cabin, number of bedrooms, and features would you put in it to get the most bang for your buck? What would your estimated revenue be (after taxes and cleaning fees) for whatever combo you suggest?

It really depends on where in Round Rock you are looking. 
Overall I like Cedar Park better but it's a lot harder to find sub $250k deals there. A better comparison would be Leander. 

@Danny Webber If you have any interesting rentals that you are trying to unload let me know.

@Tyler Wilson No, I'm not new to the Austin Market but I still haven't cracked into rentals. I just finished my first flip and it will hit the market next week. We start flip #2 on Monday. I love the construction process so it's a good fit for me but my ultimate goal is to build up a rental portfolio. It's a hard thing to do in Texas though. The property taxes always seem to wipe out profits. I've gone to the auctions looking for deals but they are over run right now and the deals are just hard to find. That's the business though.

Hutto is a great location. I feel like it's already popped though. I also don't love the train tracks going through the middle of town.

I'm in Cedar Park and I've been looking at Hutto. I still can't seem to make the numbers work on a rental. The taxes in Texas always seems to eat up my profits. If anyone has an example deal they would post and how the numbers work I'd be appreciative. Thanks..

The house has a concrete slab so we are glueing it down (using Mapie 980). I'm not laying it myself, I have a crew doing the work. 

This flooring is wide (7 1/2") and some of the boards are really long. That means you have to have a really level floor to lay it on. We've spent almost 3 days leveling the floors. Not fun but it had to be done.
