Without reading the lease in full context, it seems like the responsibility could be placed on you if they can show you were neglectful in the cause of the damage. Otherwise, it's safest to presume the words are to be taken at face value. I would go find another apartment if it were me.

A lease is a contract like any other. Generally speaking, contracts aren't enforceable if they contradict written law. However, in practice, sometimes landlords will stipulate whatever they want on the assumption the tenant neither knows the difference nor has the means to fight it in court. None of the examples that you wrote above stand out as particularly egregious in my opinion. What I might suggest if it matters to you is to hire an inspector to help complete your due diligence.

Depends on your local laws, but generally, the clock starts when you drop it at the post office, with that day being "day zero." It goes by calendar day, not business day. You would be wise to account for account for 3 days of mailing as well though before actually filing.

I've used Latchel at my last company managing almost 13,000 SFR properties nationwide. The theory of having a single national service is appealing for simplicity, but in practice, I had a poor experience both from my PMs' perspectives as well as my tenants'. Not worth it in my opinion.

You're gonna get some wildly differing estimates without a little more info. Is it single story? Do you want materials only, or are you looking for a roofer to perform the work? I have several vendors in Phoenix I know and trust and would be happy to refer them to you.

I've used a ton for large portfolios as well as small. At the end of the day, the saying goes, "the best one is the one you use." Appfolio automates a lot of what you're asking about. So does Propertyware. I'm not a salesman for either. Honestly, combining anything with Lead Simple and/or Zapier, you can automate virtually as much as you want.

 What do you mean by licensed? I have a property manager who works for me who is unlicensed. He more or less just finds tenants, calls when they are late, and handles maintenance calls so I don't think its a problem him being unlicensed. I am a licensed real estate agent and I manage everything paperwork wise including keeping the books. If I make a management company I could charge my other businesses a fee that will convert the income from passive to ordinary (or something like that.. my accountant explained the benefit there).

"property manager who works for me who is unlicensed" bro be careful about calling unlicensed assistants property managers. Besides that, thanks for the clarification. The company I'm with here in AZ did exactly what you're thinking of doing. You might consider hiring out the role of DB though. That's a beast of a job that will suck your time away from doing the more higher payoff activities of investing.
